Why Irvine Homes keep their value

There is something to be said for a planned community. Irvine homes keep their property values better than most other communities in the United States. It happens to be the safest city in the US and has some of the best schools too. This didn’t come about by accident. Many city planners in training think of how to design the perfect community. A city that has the right balance of residential, industrial and commercial zones. A layout that allows a community to live and grow without reaching the population densities and problems of inner cities. Irvine is almost that perfect city, but it’s success is due to a large amount of control. What Irvine lacks in character and charm, it makes up for with safety, success, high property values, utility and convenience.

Home owners in Irvine are pretty familiar with the restrictions imposed by their home owners associations. All landscaping must be approved by the HOA as does any remodeling involving the exterior of the home. You can’t paint your house pink or decide to have a bronze sculpture of Gandi on your front lawn. If you want to express yourself in Irvine you better do so indoors or in the privacy of your backyard. I guess not everyone likes Gandi. I know from personal experience being a Realtor that Irvine developments require special For Sale signs. You can hold a garage sale once in awhile, but you have to use their signs too. There still has been a drop in prices, but they aren’t as bad as the national average. There are still Irvine homes with very little restrictions, but those were from a time when Irvine was just getting started. A time when planning was in its early stages. But every development since, has more and more restrictions to create a utopia city. And the benefits created through this controlled development has made it a great place to live for some people.

Irvine is very strict with businesses and their signage too, so everything looks clean and uniform when you drive the streets. It is a little bit more difficult to locate businesses, but everything looks clean and nice. Also, Irvine restricts or bans certain types of businesses to uphold a standard of community values.

If I seem like I have some disdain for the Irvines concept, I really don’t. It’s just a little restrictive in some areas. If you compare the city to Laguna Beach, for instance, you get two very different cities. Laguna has much more relaxed property restrictions and you will see a wide variety of building decors. Some of them are creative while others are downright ugly. It’s a hit or miss in Laguna. But Irvine homes look perfect. Clean, nice and new. You will find people from both cities who like theirs the best. Irvine still has the best schools, best property resale values and safest streets. You can literally walk your dog in the middle of the night with the feeling of complete safety. I guess the people who commit crimes don’t like to play by the rules. And, Irvine is all about rules.
